Reporting to : Project Manager (Operational Partner)
What you’ll do
Working directly with the Project Manager, you will oversee the technical and operational management of real estate projects from the preparation phase to the resolution of defects. Your goal is to ensure quality execution, budget compliance, and schedule adherence.
1. Preparation & Design Phase
- Provide technical expertise in the analysis of buildings in our portfolio and tender dossiers.
- Contribute to the development and validation of execution drawings and technical details to ensure constructibility and compliance with requirements and standards.
- Prepare or supervise precise measurements (by trade if necessary) to establish a solid basis for tender requests.
- Propose alternative materials or construction methods to reduce costs without compromising quality.
- Analyze technical variants proposed by contractors to optimize costs and timelines.
- Participate in the selection of contractors and in contract signing.
- Establish the overall project schedule to coordinate different contractors and trades.
2. Site Management & Supervision
Ensure day‑to‑day monitoring of construction works on site.Coordinate the various stakeholders (contractors, technical consultants, control offices, health & safety coordinator, etc.).Ensure strict compliance with health & safety rules and environmental standards.Organise and actively participate in site meetings.Monitor compliance of works execution with construction contracts.Track the financial progress of the project and validate contractor’s invoices.Anticipate and manage potential risks, variations, or change orders.Organise pre‑handover operations for the various works or contractors.Ensure defects are corrected on time to guarantee the quality of delivered works.Transfer the technical dossier to the building management teams.What you bring
Education : Construction Manager, Architect, Civil / Construction EngineerExperience : Minimum 5 years of experience within a General Contractor environment (Site Manager / Construction Manager or equivalent). This experience is essential to understand on‑site constraints and multiple stakeholders coordination.Technical Skills : ability to read and adapt drawings (PDF and DWG), strong knowledge of standards and regulations, proficiency in planning and scheduling softwareGood knowledge of market prices to validate the consistency of received offersLanguages : fluent in French, and a good knowledge of Dutch and EnglishSoft Skills :Proactivity & Pragmatism : Ability to find practical solutions on siteInterpersonal Skills : Able to earn respect on site while maintaining a collaborative atmosphereAttention to Detail : Strong focus on technical precision and finishingWhy Join Us?
